Are you ready to buy a home but finding it difficult to save enough money for a down payment? You are not alone and there are solutions right now to fix that problem.  Down payment funds are available through a non-profit organization called Utah Housing.

There are 3 program options for qualified applicants.  These are First Home, Home Again, and Score.

These Utah Housing programs are standard 30 year fixed rate loans only available to Utah homebuyers. Each program has a minimum credit score requirement. You may qualify for a program with a credit score as low as 620 but a score of 660 can get you a better program. If your credit is excellent, you may qualify for the loan with no mortgage insurance, which offers the cheapest payment of them all.

Besides credit scores, your annual income is a qualifying factor. We can help qualify most clients who make less than $105,000 annually. Once you are approved for a program, the down payment funds from Utah Housing will be available at the closing of your home. These funds will need to be paid back over time and will be calculated as part of your monthly payment.

What is Utah Housing?

Utah Housing was established by the Utah Legislature in 1975 to provide decent, safe, and sanitary housing for low and moderate income families of the state.

There are 3 loan options within Utah Housing:

  1. First Home Loan
  2. FHA / VA
  3. HFA Advantage

Utah Housing helps eligible borrowers who do not have enough money to pay for a down payment and closing costs when purchasing a home. The average amount a home buyer must save for a down payment and closing costs is between 5% – 6% of the home purchase amount. Utah Housing allows an applicant to borrow up to 6% of the home purchase amount, which can help cover the down payment and closing costs.

Individuals and families who otherwise are unable to purchase a home because of insufficient funds for a down payment and closing costs may still become homeowners by using Utah Housing.

How can I qualify for Utah Housing?

The following are important things to know when applying for Utah Housing:

 

  • Your total gross household income must fall within the income limit restrictions. These limits vary by county so please call (801) 871-8101 or apply online to find out if you qualify.
  • Your credit history must indicate that you pay your bills on time. You must have at least a 620 credit score.
  • You must be able to qualify for government (FHA) or conventional financing. Get pre-approved today!
  • You must live in the home. The purchase of a duplex is permitted with the FHA / VA option but you must live in one of the units.
  • Non-occupant co-signors are allowed (First Home Loan only).
